NYC FISP

CMA is focused on managing the installation of innovative low maintenance, energy saving façade solutions.  We do this by working with knowledgeable consulting firms, suppliers, and installers of green building materials.  Our goal is to deliver a building envelope system that solves the major challenges that many building residents, boards and management companies are facing.

To keep buildings safe, owners of properties higher than six stories must have exterior walls and appurtenances inspected every five (5) years – and they must file a technical façade report with the Building Department. See NYC Construction Codes §28-302.1 and RCNY §103-04. The new Façade Rule has been in effect as of February 20th, 2020.  See FAQs for information on 1RCNY 101-07 and 1RCNY 103-04.

These buildings must be inspected by a Professional Engineer or a Registered Architect.  If the building is deemed to be unsafe or has issues, it must be corrected within 90 days of filing to avoid getting fines from NYC Department of Buildings.

Our team works with building owners and their consultants to bid, budget, and oversee construction to meet New York City FISP requirements.

  • FISP requires that buildings over 6 stories conduct a façade safety inspection every 5 years. These 5-year frames are called cycles.
  • These inspections may and regularly result in the identification of unsafe conditions that require extensive repairs.
  • These mandated repairs can require unsightly side-walk sheds and cost millions of dollars to remediate.
  • Failure to perform these repairs or inspections while your building is within the corresponding cycle can expose your building to fines, insurance risk and at worst criminal liability.
