21-Story Apartment Building Nearing Completion At 221 West 29th Street, Chelsea

(Previously published in YIMBY) Windows are going in on the 21-story residential project at 221 West 29th Street between Seventh and Eighth avenues in Chelsea, near the northern border with the Garment District. Tectonic swung by the site recently and brought back some shots of the progress.

Developer CBSK Ironstate along side construction management firm, CM & Associates, is building 95 rentals, 19 of which will rent for below-market rates. In exchange for including the affordable units, the developers got to build a 30 percent larger building than zoning typically allows here.

Those 95 units will be spread across 78,695 square feet of residential space, and the average unit will come in at 828 square feet. The ground floor will have a 671-square-foot commercial space, and the cellar levels will be devoted to a 15-car garage, recreation space, and tenant storage.

Goldstein, Hill & West is responsible for the design. It’s fairly subdued for new construction in Chelsea and features setbacks that line up with the buildings next door. As YIMBY noted in June, it channels the “wedding cake” shape of tall, prewar office buildings common throughout Midtown and Lower Manhattan.

This is just one of many projects sprouting on the blocks south of Penn Station. A 15-story, 323-unit residential building is rising at 241 West 28th Street, and a 14-story supportive housing development recently finished construction at 257 West 29th Street.
